Not retiring types!

It is said that personal recommendation is the most effective form of advertising. It has certainly proved to be the case for Bramshott Place Village in Liphook, Hampshire in recent months, so much so that developers, Helical Bar and Urban Renaissance Villages, have introduced a rewards scheme for those who recommend a friend who subsequently buys at the development.

One of the first to benefit from the scheme is Mrs Barbara Lawson-Mills, whose golfing friend Mrs Philippa Hollander has recently moved into Bramshott Place Village. As the village is designed for the active and independent over-55s, Mrs Lawson-Mills originally considered Bramshott for her parents, but then thought it would suit her friend equally well. She says: “I found the quality exceptionally good. The layout is terrific and the cottages are excellent. I thought Philippa would like it because if offers her ease of living and good access to the shops and facilities of Liphook, as well as Haslemere, Petersfield and Guildford.”

The result was that Mrs Hollander bought a two-bedroom apartment at Bramshott Place Village. She has boundless enthusiasm for Bramshott and says: “I just love it here. I am very happy and feel like I am always on holiday. I am recommending it to absolutely everyone I know!” After downsizing from a five bedroom house in Godalming, which held many happy memories of life with her son, daughter and late husband, her next home had to be something quite special, and Bramshott Place Village fits the bill. “I am smitten,” she continues. “It’s absolutely fantastic and the trees are out of this world. I think I have the best apartment in the block, with a view of the most fabulous tree.” She will no doubt make use of all the residents’ facilities between now and the Spring. “I had a look at the restaurant the other day,” she says. “It looks superb, very tastefully decorated with lovely wallpaper.”

Mrs Hollander has continued the recommendation process, and her friend Mr Hodkin, whom she has known for over 40 years, has also moved to Bramshott Place Village after selling his large house in Grayshott. “He was very impressed, and he moved in before I did,” says Mrs Hollander. “They will no doubt enjoy being neighbours and soon get to know other residents.”

Both ladies have chosen John Lewis vouchers worth £250 as their reward: other options are vouchers for wine or a donation to a chosen charity.

Phase 1 of Bramshott Place Village, consisting of luxury apartments and cottages, is now complete. The Country Club, although not fully operational until the Spring, offers social and fitness opportunities, and the village also has its own library, convenience store and regular GP clinic.

A limited number of properties are still available in Phase 1 with prices ranging from  £295,000 to £310,000 for apartments and from £440,000 to £490,000 for cottages.  Phase 2 cottages are now released for sale.

Investor confidence in UK and overseas property investment grows

Investor confidence in the UK and overseas property market has risen significantly according to research conducted by theProperty Investor Show with investors saying it has increased by 43.3    per cent in the last three months with 32 per cent of respondents attributing this change in attitude to positive media reports and 20.7 per cent to the greater availability of different finance options.

While bank finance remains an issue, 17.7 per cent of investors are still able to secure bank loans to fund investment, having enough liquid assets to cover the current LTV radio, 32.4 per cent have access to savings and 32.5 per cent are able to use the equity from existing assets.Property Investor Show 2

Nick Clark, managing director of the Property Investor Show, says: “The boost in confidence and renewed hunger in UK and overseas property has been signalled by reports that UK property prices have stabilised and the first signs of permanent job rises being reported.

“There has also been a strong shift in the market with savvy UK investors beginning to re-explore overseas opportunities as they search for sound investments with better returns than the other poor performing investment vehicles such as bank savings and the stock market.”

New development decision to be taken by London’s Mayor

Plans for a major property development next to Canary Wharf, which could provide thousands of new jobs and help fund Crossrail, is to be decided by the Mayor. It follows the decision by Tower Hamlets council to refuse the developer’s planning application on 4th August 2009.

Using his new planning powers the Mayor has ‘called in’ the proposal for Columbus Tower, which includes 31,000 square metres of office space, a 192-room hotel and over 70 apartments. The Mayor believes the development is of major strategic importance for the whole of London and will now scrutinise the application and make a final decision. This is the first time that the Mayor has exercised his new powers since he was elected.

Planning applications

The Mayor said: “This is a decision I have not taken lightly. However, the Columbus Tower proposal clearly meets the test of a planning application of major significance to the whole of London. Canary Wharf and the Isle of Dogs form a key part of my economic development strategy and I have also made it clear that I consider Canary Wharf to be suitable for tall buildings. There is already a planning consent for a tall building on this site and the development itself would deliver a significant contribution to Crossrail, the most important new infrastructure project London has seen since the first Underground tunnels were dug by the Victorians. For these reasons, I believe this application requires me to scrutinise it in greater detail.”

Until April 2008, when considering planning applications submitted to him, the Mayor could either leave London’s local borough planning committees to decide whether to approve or refuse them or, if they did not conform with London Plan policies, direct the borough to refuse them. Since then, where development proposals have implications for the capital as a whole, his new powers allow him to completely take over such planning applications from local planning authorities.

‘First Lady’ of Bramshott Place Village moves into her new home

Buyers are now beginning to move into Bramshott Place Village, as the luxury apartments and cottages become ready for occupation, and the first lady to settle in is retired nursing and midwifery sister, Freddie Spink.

She has led a full and busy life, spending long periods living abroad with her late husband, as well as working as a district nurse and midwife in the Liphook area since 1975.

Freddie has two daughters, one in Australia and one in America, so she envisages spending time visiting them, and the fact that Bramshott Place Village will offer security when she is abroad obviously appeals. “It’s brilliant. You can tell them you’re going away and they’ll keep an eye on the place.” And with two bedrooms and bathrooms, the apartment has plenty of space for her daughters when they come to visit.

Bramshott Place Village is being created by Urban Renaissance Villages Ltd and Helical Bar Plc, as a new village of 147 homes designed for the discerning mature house buyer and centred around an exclusive country club. National Association of Estate Agents responds to new Nationwide figures

National Association of Estate Agents President Gary Smith commented: “The latest statistics from Nationwide appear to confirm that the housing market has finally bottomed out and indications are that we are hopefully moving to a point where the gradual recovery in prices witnessed this year will be sustained.

NAEA icon“While it is true that conditions in many areas across the country remain tough, we must now concentrate on how the Government and major lenders can build on this evidence of new consumer confidence to further consolidate what will no doubt be the lynch-pin of general recovery in the UK economy.

“As families now begin to perceive that with realistic prices, historically low interest rates together with the potential for capital growth, they will upgrade and move through the system bringing their own houses onto the market and boosting supply.

“However to ensure these aspirations are realised lenders have a huge role to play in the coming months and the NAEA intends to monitor the situation very closely to ensure they play it.”

Southwold – East Anglian magic

There can be only be a handful of places in the UK that provoke, almost without exception, the reaction, “Oh what a wonderful place, so charming, so… special. And it’s not just the rather more senior generation that responds like that. The town attracts families of all ages. Southwold is one such place.

It’s been a family favourite for several decades, and as children grow up and have kids of their own, so another generation returns to the beaches, the annual crabbing competitions, the ferry across the river, Adnams ales and some of the friendliest people you’ll meet anywhere. In the summer, parking can become a distinct problem and the sensible visitor leaves his or her car on the outskirts or near the Common where there’s plenty of space. At the moment, residents only have to struggle with parking during the summer months and then only in the streets around the High Street.

A new look?

Architecturally, the town has changed little for many years, which is all part of its charm. The town’s buildings are essentially rural so, for me, the look of the new development, Tibby’s Triangle, and the Adnams Cellar and Kitchen Store located on the site of the old Adnam’s distribution centre, is completely out of character with the rest of the town.

The front of Cellar & Kitchen, Tibby’s TriangleA local resident commented recently, “I’m all for architect-led, contemporary and sustainable development but Tibby’s Triangle appears to be a 90’s throwback – too dense, retro-building technologies, and with no understanding of the local vernacular.”

The Cellar and Kitchen Store is clad in shiny corrugated aluminium and the front of the building is sliced away at a weirdly acute angle and frankly, it’s hard to believe it ever received planning consent, so little does it blend in with it’s surroundings.

This is industry plonked down in the heart of a traditional-looking East Anglian coastal town. In addition, why there is a four-storey apartment block in the heart of the development is quite beyond me. Prices in the development are in the region of £489,995 for a 2-bedroom terraced house.

The High Street

Fortunately Tibby’s Triangle is sufficiently near the outskirts of Southwold that I’ve found it possible to hurry past and into the High Street. These days, the shops range from smart delis to uber chic women’s boutiques, but there are plenty of old friends such as the Amber Shop, Denny Clothes and Bookthrift that blend in with the quiet nostalgia of the Market Square.

Property prices

In earlier real estate downturns, property prices in the town stayed fairly level, dropping only slightly and once again, this seems to be true. Southwold is definitely a desirable niche for homebuyers and while some homes get stuck in the estate agents’ windows for a while, on the whole there’s quite a decent turnover of houses and flats.

A 4-bedroom terraced house at the pier end of town sold recently for £500,000 while a 2-bedroom first floor flat overlooking South Green is on the market for a guide price of £410,000. Renting and buying beach huts is certainly a costly affair with prices for one of the larger huts starting anywhere in the region of £40-50,000.

A family home

To me, Southwold seems to have a micro-climate. Drive round Ipswich on the A14 on a horrible day with a gale blowing, the rain lashing down, the windscreen wipers fighting all the way. Then take the A12 north east towards Lowestoft and you’ll notice a slight brightening of the sky.

It’s about 30 miles from Ipswich to Southwold and by the time you go over the level crossing at Darsham the rain will probably have ceased and the wind eased off. Turn right onto the B1126, the sky will have cleared and the lighthouse will have appeared in the distance.

If you have time, turn off to Walberswick from the A12, drive down to the harbour and enjoy looking back at Southwold before going off to the Anchor for lunch.

This part of East Anglia has so much to offer  visitor or second home owner alike, it’s no wonder that over the years so many people have returned to Southwold time after time.
